A Seminole Heights plumber spends the week in bungalows, not in a 2005 subdivision. The houses along Florida and Nebraska still have the pipe they were built with. Cast iron in the walls. What is still in the walls

Most of these houses went up between the 1920s and the 1950s. The supply side is often galvanized, or copper that has started to pinhole. The drain side is cast iron inside, then clay or Orangeburg from the foundation to the city main. A later owner may have replaced the kitchen branch in PVC and left the stack alone. The new piece is fine. The stack is the one that fails.

We do not guess the pipe from the year on the porch. We look. A house that was reworked in 1998 can have PEX to the kitchen and original cast iron everywhere else. The quote follows what is actually there.

When the drain backs up again

A Seminole Heights drain that clears on Monday and backs up on Thursday is usually the pipe, not a hair clog. Live oaks along these streets send roots into every joint that has opened. Cast iron channels out along the bottom. Orangeburg blisters and collapses. Cabling that line will buy a few days. It will not make the pipe round again.

We run a camera before we recommend a cable, a hydro jet, or a repair. Jetting a pipe that is already split just moves the stop to the next joint. If the footage shows a broken lateral, the job is a sewer repair, not another cleaning. You see the video. Then you pick.

Water heaters in a small bungalow

The tank in these houses often sits in a closet or a tight garage, on a pad that was poured for a 30-gallon unit. Tampa water is hard. The tank scales up and dies early. A rust ring on the floor, no hot water, or a relief valve that weeps are the usual calls.

Replacement is on the water heater page. In a Seminole Heights closet the constraint is the space and the flue, not the brand on the box. If the new unit needs a circuit or a gas line moved, the electrical license is already on the truck. We do not schedule a second company for that.

The wiring in the same houses

The bungalows with the old pipe usually have the old wiring too. Cloth-insulated branch circuits, two-prong outlets with no ground, and a 60-amp service sized for one window unit. That service now runs two air conditioners and a home office. The lights dip when the compressor starts.

Buying a Seminole Heights house that still has cast iron

A lot of these bungalows still drain through the original cast iron. That is not, by itself, a reason to walk away from the house. It is a reason to camera the line before you close. The bottom of the pipe fails first. If the camera shows a solid round pipe, you own a house with old drains and a plan. If it shows a channel, a belly, or roots packed in a joint, you price the repair before you sign, not after the first rain.

Orangeburg and clay in the yard

Inside the house the stack is usually cast iron. Outside, a 1940s or 1950s bungalow often has clay tile or Orangeburg from the foundation to the city main. Orangeburg is a fiber pipe. On camera it looks oval, soft, and blistered, not like a hard round PVC line. Clay stays round until a root cracks a joint.

Cabling either one buys a few days. It does not put the pipe back in shape. If the footage shows the lateral has collapsed, the job moves to sewer repair. We do not publish a Seminole Heights price for that. The video comes first, then the number.

How long the cast iron in these houses lasts

On Tampa bungalows we plan on 50 to 75 years before the bottom of a cast iron drain starts to channel. A 1920s or 1950s house in Seminole Heights is past that window. Some of those lines are still round. Some are not. The year on the tax card does not tell you which one you bought.
