The EnergyGuide label lists the first-hour rating. Size by that number, not just gallons.

## Water Heater Replacement in Tampa

Direct answer

Titan handles water heater replacement in Tampa with a licensed plumber, a pulled permit, and the old tank hauled away, usually on the first visit, Monday through Saturday. You get a flat rate in writing before we start. Call (813) 933-8010.

Key points

- Water heater replacement and installation in Tampa, Hillsborough, Pinellas, and Pasco
- Rheem, A.O. Smith, Essency, and GE tanks, plus Optimal electric tankless
- Permit, haul-away, new connectors, and code items in the quote
- Gas, electric, and fuel changes handled in-house
- Flat rate before work starts
- Plumbing license CFC1430231, electrical EC13012958

Water heater replacement in [Tampa](/service-areas/tampa/) means taking out a tank that's done and installing one sized for the house. If you're still deciding whether the old one can be fixed, start with [water heater repair](/plumbing/water-heater-services/). If the tank is leaking from the base or it's past 10 years old, keep reading.

A swap looks simple. Unhook the old tank, set the new one, hook it up. Most of the work is in the details around it: the expansion tank, the relief line, the pan, the gas venting, the breaker size, and the permit. Those decide whether the new heater lasts or fails its inspection. Titan has been a family-owned Tampa [plumber](/plumbing/) since 1994, and we hold both the plumbing and electrical licenses, so one crew does the whole job.

### When Water Heater Replacement Beats Another Repair

Three things settle it most of the time: the tank's age, where the water is coming from, and how many times you've already paid to fix it.

Age is printed on the rating plate, usually coded into the serial number. Tampa's [hard water](/plumbing/water-softeners/) shortens tank life, and a tank here often lasts 8 to 12 years instead of the 12 to 15 you read nationally. Past 10, a new element or thermostat buys time on a tank that is already scaling inside.

Water at the base ends the discussion. The inner lining has failed, and no part fixes that. A drip at a fitting on top is different and can often be repaired. If you paid for one part this year and another just failed, put that money toward a new unit.

- Water pooling under the tank or rust at the bottom seam
- Rusty or brown hot water from an older tank
- Rumbling or popping that a flush no longer quiets
- Hot water running out sooner every month
- A second major repair in about a year

Not sure the tank is done? Read [water heater repair vs replace in Tampa](/blog/water-heater-repair-vs-replace-tampa-2026/) before you buy a new one.

### Choosing the Right Size Water Heater

Most Tampa houses run 40 or 50 gallon tanks. Bigger families and homes with a soaking tub go to 60 or 80 gallons. The number on the side matters less than the first-hour rating, which is how many gallons of hot water the heater can deliver in one busy hour starting from a full tank. It's printed on the yellow EnergyGuide label.

To size it, picture your worst morning. Two showers back to back, the dishwasher, maybe a load of laundry. Add up that hot water and pick a heater whose first-hour rating covers it. An electric tank recovers more slowly than a gas tank of the same size, so an electric household sometimes needs one size up.

Bigger isn't automatically better. An oversized tank keeps heating water nobody uses. And a 1950s or 1960s block home in Seminole Heights or Sulphur Springs often has a closet that won't fit an 80 gallon tank without moving walls, so we measure the space before we recommend anything.

- **40 gallon:** one or two people, one bathroom
- **50 gallon:** three or four people, two bathrooms
- **60 to 65 gallon:** larger households, or a big tub
- **80 gallon:** five or more people, or a heat pump model where extra storage covers slower recovery

### Gas vs Electric vs Heat Pump vs Tankless

Staying with the fuel you have is usually the cheapest water heater installation. Switching fuels changes the job.

Electric tanks are the most common in Tampa. They need a dedicated 240 volt circuit and no venting. Gas tanks recover faster and need a gas line, a sediment trap, and a properly sized vent. Going from electric to gas means running gas pipe and a vent. Going from gas to electric can mean a new circuit or more panel capacity.

Heat pump water heaters, also called hybrids, pull heat from the air around them, and Tampa's warm garages suit them well. They're taller and heavier than a standard tank, they need open air around them, and they produce condensate that has to drain somewhere.

Tankless units heat water as it flows and hang on a wall instead of taking up floor space. Gas tankless needs larger gas pipe and its own vent. Electric tankless needs a lot of electrical capacity. Our [tankless water heater](/plumbing/tankless-water-heaters/) page covers sizing, and the [Optimal tankless](/plumbing/optimal-tankless/) page covers the electric model we're authorized to install in Tampa.

- **Electric tank:** simplest swap, needs a 240 volt circuit
- **Gas tank:** faster recovery, needs venting and a gas line sized for it
- **Heat pump:** lowest running cost of the tank types, needs space, airflow, and a condensate drain
- **Tankless:** no storage tank, sized by flow rate and temperature rise

If hard water already killed one tank, look at [tankless water heater installation](/plumbing/tankless-water-heaters/) before you buy the same 50 gallon again.

### What a Titan Water Heater Replacement Includes

A cheap quote usually leaves out the parts that make the install legal and safe. Ours lists them in writing before we start.

- Permit pulled and inspection scheduled
- Old tank drained, removed, and hauled away
- New water supply connectors, and a new shutoff valve if the old one is seized
- Thermal expansion tank on a closed system, meaning a home with a check valve or [backflow](/plumbing/backflow-testing/) device at the meter
- Temperature and pressure relief valve piped to an approved termination point, not left open over the floor
- Drain pan with a drain line when the heater sits indoors or in an attic, where a leak would cause damage
- On gas units, a new gas connector, a sediment trap at the inlet, and a vent checked for size, slope, and clearances
- On electric units, wire size and breaker checked against the new heater's rating
- Fill, purge, light or power up, and a temperature check at the tap

### Do You Need a Permit to Replace a Water Heater in Tampa?

Yes. The City of Tampa lists water heater replacement as plumbing trade permit work, as long as the new heater goes in the same location with no fuel conversion. Moving the heater or switching fuels, like gas to electric, falls outside that trade permit and needs a full building permit with plan review.

Hillsborough, Pinellas, and Pasco counties and their cities issue their own plumbing permits, and the rules vary by jurisdiction. We pull the right one for your address. An unpermitted install can come up when you sell the house or file an insurance claim after a leak.

![Wall-mounted tankless water heater in a garage](/images/pages/tankless-water-heater-installation-tampa.webp "Wall-mounted tankless water heater in a garage")

A wall-hung tankless unit frees floor space. Gas tankless needs its own vent and a larger gas line.

### Strapping and Anchoring a Water Heater in Florida

Earthquake straps show up in a lot of online install guides because California and other seismic regions require them. Florida's code has dropped those seismic provisions, so straps aren't a standard requirement on a Tampa replacement. What matters here is a level, solid base, a pan where code calls for one, and secure gas and vent connections. If your jurisdiction or the manufacturer's instructions call for more, we follow them.

### What Happens on Water Heater Replacement Day

A same-location tank swap usually takes a few hours. Fuel changes, relocations, and tankless conversions take longer, and we tell you that when we quote.

1. We confirm size, fuel, and location, and give you the flat rate in writing.
2. We shut off the water and the power or gas, drain the old tank, and disconnect it.
3. We carry the old tank out and protect the floor on the way.
4. We set the new heater in its pan and connect the supply lines, expansion tank, and relief line.
5. On gas, we connect the gas line, install the sediment trap, attach the vent, and leak-test. On electric, we check the wiring and breaker.
6. We fill the tank and purge the air before power or gas goes on. An electric element that fires in an empty tank burns out in seconds.
7. We check the temperature at a fixture, show you the shutoffs, and leave the paperwork for the inspection.

[Expert Tip from Joe](/about/joe/)

[![Joseph Ferrantegennaro, Founder, Titan Plumbing & Electric](/images/team/joe-ferrantegennaro.webp)](/about/joe/)

Before you call, take a photo of the rating plate on your current heater. Model, serial number, gallons, and fuel are all on it, and it lets us quote your water heater replacement more accurately over the phone.

### Water Heater Replacement Cost in Tampa

HomeAdvisor's June 2026 national figures put most water heater replacements between $882 and $1,826, with an average of $1,348. HomeAdvisor lists tankless installs at $1,400 to $3,900 and hybrid heat pumps at $1,200 to $3,500. Those are national numbers, not a Titan price.

Titan quotes a flat rate after we see the install. The number covers the unit, labor, permit, and haul-away, so you can compare it to another quote line by line. These are the things that move it on a Tampa job:

- Tank size and fuel type
- Gas venting that has to be redone, or a fuel switch
- An expansion tank where none exists
- Attic, closet, or tight installs that need a pan, drain line, or extra labor
- Relocating the heater, which also changes the permit
- Panel or circuit work for a heat pump or electric tankless

![Mineral scale from hard water on plumbing](/images/blog/the-impact-of-hard-water-on-your-plumbing-and-appliances.webp "Mineral scale from hard water on plumbing")

Hard water scale. On Tampa water, this builds up in the bottom of a tank.

### Water Heater Brands We Install

We install [Rheem](/brand/rheem/), [A.O. Smith](/brand/ao-smith/), [Essency](/brand/essency/), and GE tank water heaters, and we're the authorized Tampa installer for Optimal electric tankless, rated at 99% efficiency with a 25-year residential warranty.

We recommend the model that fits your closet, your fuel, and your water instead of pushing one brand. Every manufacturer writes installation requirements into its warranty, so the expansion tank, relief line, and pan go in with every brand we install.

### Protecting the New Tank From Tampa Hard Water

City of Tampa water runs roughly 7 to 10 grains per gallon. The minerals settle at the bottom of the tank and harden into scale, and that is the main reason tanks here die early. A new heater on the same water gets the same result.

- Flush the tank once a year
- Check the anode rod every few years and replace it before it's gone
- Add a [water softener](/plumbing/water-softeners/) so scale never reaches the tank
- Consider [whole-home water filtration](/plumbing/water-filtration/) if an older home still has galvanized lines that shed rust

A new tank on the same hard water gets the same lifespan. A [water softener](/plumbing/water-softeners/) protects it.

### Relocating a Water Heater

Plenty of older Tampa homes have the heater in a hall closet, a utility room in the middle of the slab, or the attic. Moving it to the garage frees up space and keeps a future leak out of the living area.

A relocation means new water lines, new power or gas, new venting for a gas unit, and in the City of Tampa a full building permit instead of a trade permit. If we're already running new lines during a [repipe](/plumbing/repiping/), that's the easiest time to move the heater too.

### Registering the Warranty

Most manufacturers ask you to register a new water heater within a set window after installation, and the terms vary by brand. We leave the model and serial number with you and can help you register it.

Keep the permit record and receipt with the warranty paperwork. If you ever file a claim, the manufacturer will want proof of a professional install.

I will recommend Titan and Electric to everyone I know. Not only are they professional but they honored everything they said and got the job done quickly and efficiently while still being friendly. I called in the morning and I had my new water heater by the afternoon. Thank you so much for a wonderful job!

My water heater broke and they came on time the following morning. They repaired it in record time at a reasonable price. I would recommend them to anyone because I was very pleased.

Awesome company! They came in and replaced my hot water heater and they are friendly, efficient, fast and great at what they do! For any of my future plumbing needs I will be calling Titan Plumbing! Thank you!

We recently had our two water heaters replaced. Ariel did a great job making sure that they were installed and working. We have an older house and Ariel had to solve some connection issues to get everything installed and operational. Titan was professional and skilled and the hot water and water pressure are great now.

After this year's hurricanes, Titan is the only business I can rely on to show up when they say they will be there. Months after the storms blew through, we struggle to work with any company because the supply chain is so limited. I wish all companies were as honest as Titan. Their field technicians are not only highly skilled but very kind. Thank you Titan for your enduring commitment to integrity and great service!

Scott of Titan Plumbing replaced a troublesome tankless water heater for me today (a Saturday) and did a very good job! He was professional, courteous, and efficient in his efforts. I will recommend him in the future!

Jed is a very professional and experienced plumber. He remained efficient while being very personable at the same time. Excellent job!

We are a first-time customer of Titan Plumbing and Electric. We can not say enough about how satisfied we are with their service. Their prices are very reasonable. Anthony, our serviceman, was prompt, kind, polite, efficient, clean and very professional. The company is family owned and we will have NO reservation hiring them to do more work for us in the future.

Service tech arrived promptly and was friendly and professional. Definitely recommend them!

Quick and professional. Job was done before I even arrived at the rental property. Would recommend for drain cleaning.

Kitchen sink blockage was fixed. Great job done. Courteous and professional.

Jed was very polite and knowledgeable, was able to explain the repair details clearly.

Jed was amazing and was able to fix our issue very quick! We appreciate his kindness and his quickness. If ever in the future we need service again we will ask for Jed.

Solid company. Cares about their customers.

Jed from Titan ran a new water line and hooked up a new sink for our outdoor kitchen. Jed was very polite and efficient, and did a great job for us!

I was running late getting home and the plumber waited for an hour on me. I appreciate him and his partner's patience. They fixed my issue fast and didn't complain. I haven't had a problem with my plumbing thus far. This is the company I would love to come fix my plumbing issues and I will refer them to friends in a heartbeat.

Very impressed. Was in a bind on a Saturday. Victor came out within 90 minutes of my call and was very knowledgeable about the Flologic leak detection system we had that showed a possible leak. Within 15 minutes he advised the issue was with the valve for that system that got stuck in the off position. He fixed it, tested the system and we were good to go. I'm very thankful for getting in touch with the right company. Victor was very professional, friendly, and if we have any further plumbing or electric issues we will call Titan.

They never let me down. Whenever I called them for an urgent matter, Travis and the dispatcher were incredibly helpful. They were punctual and resolved the issue promptly. I definitely plan to use them again.

Thank you to Travis, Brian, and Pete at Titan! We had a great experience with their plumbing and electrical work. They showed up on time, were easy to communicate with, and got everything done quickly and professionally. The plumbing issues were fixed without any hassle, and the electrical work was completed neatly and works perfectly. They explained everything along the way, cleaned up after themselves, and were respectful of our home. Highly recommend them for any plumbing or electrical needs.

Travis, employed by Titan Plumbing, is one of the nicest guys you would ever want to meet. The son of the owner, he treats people with 110% satisfaction. Great guy. I tell all my neighbors and friends about the job he did.

How much does it cost to replace a water heater in Florida?

HomeAdvisor's 2026 national data puts most replacements between $882 and $1,826, with tankless and heat pump installs higher. A Florida job varies with fuel, venting, and permit fees. Titan gives you a flat rate in writing after we see the install.

Do you need a permit to replace a water heater in Florida?

Yes. In the City of Tampa, a same-location replacement with no fuel change goes under a plumbing trade permit. Moving the heater or switching fuels needs a full building permit. Hillsborough, Pinellas, and Pasco counties issue their own. We pull it for you.

How long does it take to install a 40 gallon water heater?

A same-location swap of a 40 or 50 gallon tank usually takes a few hours. A fuel change, relocation, or tankless conversion can take a full day or more. The inspection is scheduled separately.

Can I install a water heater myself?

The work needs a permit, and the install has to meet code for the relief valve, expansion tank, pan, and gas venting. A bad gas vent is dangerous, and a dry-fired electric element burns out the moment it gets power. Manufacturers also expect a professional install when you file a warranty claim.

What size water heater do I need?

Most Tampa homes with three or four people use a 50 gallon tank. Size by the first-hour rating on the EnergyGuide label, matched to your busiest hour of hot water use.

Do I need an expansion tank with a new water heater?

If your home has a check valve or backflow device on the main line, it's a closed system, and Florida code requires a way to control thermal expansion. We check for one before we quote.

Should I switch to tankless when my tank fails?

It can make sense if the budget allows and the house has the gas line or electrical capacity to support it. If the tank is leaking now, a same-fuel tank swap gets hot water back fastest, and tankless can be a planned upgrade later.

Does Titan replace water heaters outside Tampa?

Yes. We handle water heater replacement and installation across Hillsborough, Pinellas, and Pasco counties, including Brandon, Wesley Chapel, and Land O' Lakes, Monday through Saturday. Closed Sunday.
