# Does Tampa Hard Water Ruin a Tankless Water Heater | Titan Plumbing & Electric

# Does Tampa Hard Water Ruin a Tankless Water Heater

Tampa Bay water sits around 7 to 10 grains of hardness. That mineral load settles in a tank as sediment. In a [tankless](/plumbing/tankless-water-heaters/) unit it plates the heat exchanger. The water still gets hot for a while. Flow drops. The unit starts to short-cycle. Then it throws a scale code or a cold burst in the shower.

A [tankless water heater](/plumbing/tankless-water-heaters/) installation in Tampa has to match that water and the gas or panel. The brochure photo does not.

## What scale does inside the unit

A tank stores 40 or 50 gallons and reheats the batch. Scale falls to the bottom and buries the element. You have seen that cut-open tank on our videos.

A tankless unit has no tank. Cold water runs through a narrow heat exchanger the moment you open a tap. Calcium sticks to those passages. The opening gets smaller. The burner works harder to hit the set temperature. Incoming Tampa groundwater is already cool. A scaled exchanger cannot keep up when two showers run.

An annual flush with vinegar or a manufacturer descaler dissolves that film if you start before the passages close. Skip three summers and the flush is a long visit, or a heat exchanger.

## Flush, softener, or both

Flush the unit once a year if you stay on city water with no treatment. That keeps most warranties valid. Rheem, A.O. Smith, and the electric lines we install all expect that service in hard-water markets.

A [water softener](/plumbing/water-softeners/) in front of the unit slows the scale. It does not replace the flush. Salt-free conditioners help some surfaces. They do not strip a heat exchanger that is already plated.

If you are replacing a tank that died at year eight, treat the water before you hang the new unit. The next heater fails the same way if the incoming line is unchanged.

## Gas line, vent, and the electric panel

A gas tankless unit often needs a larger gas pipe than the 40-gallon tank it replaces. The old tank sipped gas. The tankless unit asks for a lot of BTUs at once. Undersized pipe is the usual reason a new unit flames out when the second shower opens.

An electric tankless unit asks the panel for a continuous load. A 100-amp service that already runs the AC and dryer rarely has room. That is a panel conversation before anyone orders the box, not after it is on the wall.

Venting on gas units has to match the model and the run through a Tampa attic. Condensing units use PVC. Non-condensing units need the metal vent the listing calls for. Mixing those is how a job fails inspection.

## How to size it

Square footage is the wrong number. Count the fixtures that run at the same time and the incoming water temperature. Two showers plus a dishwasher is a different unit than one bath.

A unit that is too small runs lukewarm at 7 a.m. A unit that is too large costs more to buy and still scales if you skip the flush.

## What the install actually includes

Permit, isolation valves for the yearly flush, the gas or electrical work, and a flow test before anyone leaves. If the old tank sat in a drain pan with a rust ring, that pan and the T&P discharge get checked too.
